Santino DeRose was born in Italy, raised in Chicago, Illinois, and attended both undergraduate and law school in San Francisco, California. After spending several years working in the larger Chicago-based real estate firms of Mid-America Management Company and The Habitat Company, Santino moved to San Francisco, where he joined Crown Fortune Properties, Inc. to work on the management and leasing of an $80 Million real estate portfolio.

In the past several years, Santino has been involved in commercial real estate sales transactions, ranging from $1 million to $22 million dollars. His experience in Landlord/Tenant issues, Land Use Regulation and Commercial Leasing has fostered working relationships with many local, regional, and national tenants including Peet's Coffee & Tea, Inc., Mission Beauty Supply, FedEx Office, Tara's Organic Ice Cream, Men's Wearhouse, Gamestop, Gentle Parking, and Verizon.

After completing a BS degree in Applied Economics from the University of San Francisco, Santino received his Juris Doctorate from Golden Gate University School of Law with a certificate in Real Estate Law. He is admitted to practice law in the State of California as well as the United States District Court for the Northern District of California.

He currently lives in San Francisco with his wife, Amanda Gold.

Principal

Mark Appelbaum heads the investment division of Derose & Appelbaum, Inc., sourcing both capital for investment and value-add investment opportunities. Mark received his BA from the University of Michigan in 1998 and his JD/MBA from the University of San Francisco (magna cum laude) in 2003.

Since 2003, Mark has worked in the real estate industry as an attorney with some of the most well-regarded law firms in the world. During that time, he has advised clients in a variety of deals, including (i) asset acquisition and disposition,(ii) capitalization and organization of syndicated ownership structures and joint ventures, (iii) commercial leasing, (iv)construction and (v) real estate secured financing. In addition, Mark has advised debt and equity providers with respect to capital deployment and has acted as a principal value-add investor.

Daniel Foley specializes in both investment sales and commercial leasing for DeRose & Appelbaum. Daniel received a BA from San Diego State and has been involved with San Francisco Real Estate since moving back to his native Bay Area in 2009. Daniel's commitment paired with his authentic concern for his clients best interest, ensure quality results on each and every transaction. Daniel currently resides in San Francisco and in his free time enjoys Surfing and Golf.

A third generation San Franciscan, John Mugnani specializes in investment sales and commercial leasing for DeRose & Appelbaum. He has successfully worked with individuals, families and companies in leasing and selling their properties and businesses in varied scenarios. John brings the added benefit of close and personal knowledge of the San Francisco real estate market and its many peculiarities through his involvement from a young age assisting with his own family's commercial and residential properties. He is a strong negotiator always remaining focused on his clients needs and goals.

Eric Sobotka grew up in Monterey, CA and went on to study Economics and Communication at the University of California-Davis. While at UC-Davis he played football for the Aggies and was an All-Conference Defensive End and Great West Conference Champion. Since Graduation he has worked in Commercial Real Estate Appraising and Consulting, as an Acquisitions Analyst, a Site Acquisition Consultant for Telecommunication companies, and in Commercial Brokerage.

His knowledge and experience in the real estate industry allow him to bring a big picture perspective to each of his client's needs. He specializes in Landlord/Tenant Representation and Investment Sales throughout the Bay Area. Eric currently resides in San Francisco, and enjoys golfing, basketball, and traveling.

Since graduating from UC Santa Barbara Global Studies program in 2008, Nick has been involved in real estate sales transactions and leasing, as well as private mortgage funding. As a San Francisco resident and Marin County native he provides a local's perspective that helps his clients achieve their goals. Ever committed to the entrepreneur, his goal is to help small businesses succeed in the San Francisco Bay Area by securing the best available locations. Beyond business, he volunteers his time as an educational outreach coordinator for the Surfrider Foundation's San Francisco Chapter. Nick lives in San Francisco and enjoys surfing and rock climbing.
